Nikki is a community‑driven real estate agent and property manager with a strong passion for helping families and clients achieve their goals. After spending 10 years in the cosmetology industry building relationships and mastering customer service, she transitioned into real estate through her time with the Unlimited Construction ʻohana. With the support and mentorship from Kuulei Santos & Peter Robson, Nikki discovered a deeper calling, serving her island through property management and real estate.
As someone born and raised on Kaua‘i, Nikki understands the importance of trust, connection, and staying rooted in local values. This foundation shapes everything she does. She leads ʻIlima Properties LLC with a focus on dependable communication, personalized solutions, and caring for clients the way she would care for her own ʻohana. Her goal is to support Kaua‘i’s growth and stability by offering honest, community‑centered real estate services.
Her dedication to culture and values is also grounded in her years of dancing hula with Hālau Ka Lei Mokihana o Leināʻala. Hula has strengthened her discipline, humility, and sense of responsibility, and the lessons from her kumu hula, Leināʻala Pavao Jardin continue to guide her both personally and professionally.
Nikki is also a loving wife and mother of two boys, who are the heart behind everything she does. Her family motivates her to work with purpose, integrity, and determination, always striving to set an example of resilience and hard work. They are her why, and the reason she pushes forward to serve her clients and community with aloha and excellence.

Born and raised on the island of Kaua‘i, Wailana Bukoski carries a deep appreciation for her home, her community, and the values that make the island unique. Her commitment to hard work and humility took shape early on, especially after beginning her education at Kamehameha Schools Kapālama as a seventh-grade boarder. Graduating in 2019, her years away from home strengthened her independence, resilience and the values that guide her today.
After high school, Wailana returned home to Kauaʻi and earned her associate’s degree in accounting at Kauaʻi Community College. She completed her program during the challenges of the COVID-19 pandemic, an experience that strengthened her adaptability and deepened her determination to serve her community.
With a foundation in accounting and a commitment to integrity and accuracy, Wailana built her career around creating organized, dependable systems that keep daily operations running seamlessly. Her work sharpened her attention for detail, problem‑solving abilities, and dedication to clear, honest communication; qualities that naturally led her into the world of property management.

Heather Singleton is the Principal Broker at ʻIlima Properties LLC and a proud member of a strong, community-driven team. She received her real estate license at just 20 years old and has been a broker for the past 18 years, gaining experience across many sides of the industry while staying focused on people first.
Heather began her career in project real estate as both an agent and office manager for the Waipouli Beach Resort. That early, fast-paced experience shaped her practical approach and gave her a deep understanding of how to keep transactions moving smoothly while balancing the needs of everyone involved.
Born on Oʻahu and living on Kauaʻi since 2004, Heather comes from a family with three generations of involvement in Hawaiʻi real estate. She believes development should always respect the local community and recognizes that Kauaʻi is a special and unique island whose values deserve to be thoughtfully incorporated into its future.
Known for her advocacy, Heather looks for solutions that benefit all parties and prides herself on being approachable, fair, and easy to work with. As a hands-on leader, she stays closely involved and supports both clients and team members every step of the way.
Outside of work, Heather is a dedicated partner and mom to two children. When she’s not working or shuttling kids to sports, you’ll likely find her in the surf and enjoying the island lifestyle she’s proud to call home.
